Why boards come to us

Running an HOA shouldn't feel like a second job.

Most boards run on email threads, Excel files, and tribal knowledge. That works until it doesn't.

⚑ Exposure

Volunteers holding legal risk

You said yes to the board. Now you're expected to know fair-housing law, OCGA §44-3, fine procedures, and quarterly financials.

⚑ Blind spot

Gaps you don't know exist

Insurance lapsed, reserve study expired, vendor contracts auto-renewed. By the time you find out, the lawsuit's already filed.

⚑ Drift

Documents nobody has read in years

Amendments recorded a decade ago can quietly conflict with current statute, or with each other, until someone challenges them.

How it works

Document-first management.

Built around how associations actually run. Paper trail first, workflows second.

01STEP

Upload everything

Drop a folder of PDFs: CC&Rs, bylaws, budgets, treasurer reports, ARC applications. The platform sorts them automatically by category and retention tier.

02STEP

We read and structure every document

Budgets become line items in your dashboard. Bylaws get indexed for instant answers. Reserve studies feed the funded-percentage tracker. Zero manual entry.

03STEP

Board reports on demand

One click generates a board-ready PDF: KPIs, budget vs. actual, AR aging, compliance gaps, and a missing-document checklist. Every meeting, ten seconds.

04STEP

Compliance that watches itself

Insurance expirations, vendor contract renewals, records-request deadlines, reserve study refreshes. Alerts before they bite.

Pricing

One simple plan.

Built for boards that want to stop spending Saturdays on association paperwork.

The whole platform

Self-managed boards typically pay $400 to $1,200/mo for a PM company. BoardManaged costs less and keeps control with your board.

Questions

Frequently asked.

Q1What happens to my documents?

They're stored encrypted on our servers, scoped to your association. Only members you invite can see them. Free-tier uploads are kept 30 days; paid-tier follows the retention tier we automatically assign (permanent for governing docs, operational for transaction records).

Q2Do you handle payments?

No, and that's by design. When you're ready to collect dues online, you connect your association's own Stripe account and the money routes directly into your HOA's bank. We never hold or float your funds, and never charge a processing fee on top of our $499/mo. Same model for accounting: connect QuickBooks Online or Xero.

Q3Is this legal advice?

No. The platform surfaces compliance gaps but does not replace your association attorney. Every report includes a disclaimer. We strongly recommend your association attorney review your governing documents at least once.

Q4What states do you support?

All 50 states and DC are live now. Every compliance check is read against your state's specific governing statute, such as the California Davis-Stirling Act, the Texas RPOPA, or the Georgia POA Act, with the actual code section cited in your report, not a generic checklist. Pick your state on the audit form and the report is scoped to your jurisdiction automatically.

Q5Can our property manager use this too?

Yes. Invite them as Manager or Independent PM. You can also bring your attorney in as a read-only Attorney role for violations, compliance, and financials.

Q6What if we're a small (under 30 unit) HOA?

You still pay $499/mo flat, no per-unit floor. The math gets better as you scale. For very small associations, the free tier may cover your needs indefinitely.

Try it with your HOA's actual documents.

Upload your CC&Rs and bylaws. We'll read them against your state's governing statute and send back exactly what we find. Free.
