Running an HOA shouldn't feel like a second job.
Most boards run on email threads, Excel files, and tribal knowledge. That works until it doesn't.
Documents scattered across email and Drive
Bylaws in someone's inbox, the budget on a treasurer's laptop, CC&Rs in a Dropbox folder no one can find. Critical answers take weeks.
Volunteer board, professional liability
You're a homeowner who said yes to the board. Now you're expected to know fair-housing law, GA OCGA §44-3, fine procedures, and quarterly financials.
Compliance gaps you don't know exist
Insurance lapsed, reserve study expired, vendor contracts auto-renewed. By the time you find out, the lawsuit's already filed.
Document-first management.
Built around how associations actually run — paper-trails first, workflows second.
Upload everything
Drop a folder of PDFs — CC&Rs, bylaws, budgets, treasurer reports, ARC applications. The platform sorts them automatically by category and retention tier.
AI extracts structured data
Budgets become line items in your dashboard. Bylaws get indexed for instant Q&A. Reserve studies feed the funded-percentage tracker. Zero manual entry.
Board reports on demand
One click generates a board-ready PDF: KPIs, budget vs. actual, AR aging, compliance gaps, and a missing-document checklist. Every meeting, ten seconds.
Compliance that watches itself
Insurance expirations, vendor contract renewals, records-request deadlines, reserve study refreshes — alerts before they bite.
One simple plan.
Built for boards that want to stop spending Saturdays on association paperwork.
Self-managed boards typically pay $400–$1,200/mo for a PM company. BoardManaged costs less and keeps control with your board.

Frequently asked.
What happens to my documents?↓
They're stored encrypted on our servers, scoped to your association. Only members you invite can see them. Free-tier uploads are kept 30 days; paid-tier follows the retention tier we automatically assign (PERMANENT for governing docs, OPERATIONAL for transaction records).
Do you handle payments?↓
No — and that's by design. When you're ready to collect dues online, you connect your association's own Stripe account, and the money routes directly into your HOA's bank. We never hold or float your funds, and we never charge a payment-processing fee on top of our $249/mo subscription. Same model for accounting: connect QuickBooks Online or Xero so your books stay where they are. Today the platform tracks invoices, AR aging, and collections in the Financials dashboard; the Stripe-Connect + QBO/Xero sync integrations are on the near-term roadmap.
Is this legal advice?↓
No. This platform provides tools and surfaces compliance gaps, but doesn't replace your association attorney. Every report includes a disclaimer. We strongly recommend a Georgia HOA attorney review your governing docs at least once.
What states do you support?↓
Georgia first, with full OCGA Title 44 Chapter 3 references. Other states are supported but with less depth — we'll add state-specific compliance rules as customers come on. Email us your state if you want it next.
Can our property manager use this too?↓
Yes — invite them as Manager or Independent PM. You can also bring your attorney in as Attorney role for read-only access to violations, compliance, and financials.
What if we're a small (under 30 unit) HOA?↓
You still pay $249/mo flat — no per-unit floor. The math gets better as you scale (we cap effective per-unit cost via the $1/unit-above-50 formula). For very small associations, the free tier may cover your needs indefinitely.
Try it with your HOA's actual documents.
Upload one or two PDFs, see the dashboard populate, decide if it's worth the upgrade.
